Home sales in Coralville were up by 20% in 2012. That’s a huge improvement on the data on home sales that I shared last year when home sales in Coralville were down for the year. Last week I wrote a post that took a broad look at the Coralville real estate market in 2012. Today I have some charts and tables to share breaking the data down into monthly home sales, home styles and home prices in 2012.
As you can see from the chart below, home sales were strongest in June and July. That’s typical for the Coralville and Iowa City area with summer the busiest time of the year for closings. If you’re a seller thinking of listing your home soon this is good information to have. If you calculate the time it takes for a buyer to find the right home, negotiate an offer and then look at the time it takes to process a loan, you can soon figure out when these homes went under contract. My point being, to get the most out of the market you want to list your house when you know there are a lot of buyers out and about. Looking at the chart and working with when the most closings are, your best bet is to have your house listed by March or April at the latest.
The chart below shows that Single Family Home sales in Coralville are strong and up by 31%. Condo sales are up by 8%. Zero Lot sales are also up by 8%. Prices are up for all three – Single family homes, condos and zero lots – And that of course is good news!
