The market update for North Liberty paints an even more convincing picture for the strong real estate market in the Iowa City area than my previous updates for Coralville and Iowa City did! The inventory of homes on the market in North Liberty is VERY low with more homes under contract than showing as active on the Iowa City MLS. The contract to listing ratio for homes in North Liberty is at 53% – That means 53% of the homes listed on the MLS in North Liberty have accepted offers and that’s a phenomenally busy market!
Unsurprisingly, the time houses spend on the market in North Liberty is down with a low 2.7 months absorption rate, (81 days on market). This, along with the trending higher prices puts North Liberty well and truly into the category of being a sellers market. The only strange part about this picture is that sellers seem to be the last ones to know that it’s a good time to list their homes and are holding back. Lots of buyers out and about and a lack of homes for them to buy – Who would have thought it would come to this?
