The market update for Coralville this month looks similar to Iowa City as far as how the market is trending. The inventory of homes on the market in Coralville is a little tighter with just 107 homes currently showing as active on the Iowa City MLS. The contract to listing ratio for homes in Coralville is at 48% – That means 48% of the homes listed on the MLS have accepted offers and that’s A LOT of homes under contract!
Coralville, even more so than Iowa City, is trending towards a sellers market with a 3.6 month absorption rate. It’s interesting to note that in this hot market sellers aren’t rushing to grab the phone to list their houses. If I was an economist I’m sure I’d have an opinion about that. Since I’m not I’ll just sit here and observe the situation for a while. Check back for updates, you’ll know about it here first when it comes to the Coralville real state market!
