After looking at Iowa City and Coralville it’s time to look at home sales in North Liberty in 2010. With a whole year’s worth of data to research I could spend all my time pulling data from the Iowa City MLS to compare! This post shows a year over year comparison of residential sales and average price of homes sold in North Liberty IA in 2010 compared to 2009.
471 homes sold in North Liberty IA from January to December 2010 compared to 545 homes sold in the same time frame in 2009. The North Liberty real estate market is looking good with both single family homes and zero lots showing a rise in home sales. The big exception of course is the major drop in condo sales. I’d say North Liberty is a great example of a market needing to balance out after the expiration of the homebuyer tax credit. If you’ve looked at my other posts for Iowa City and Coralville you’ll know I’m pretty optimistic about 2011. We’re less than a week into the year and I’ve already had a number of people contact me who are planning to move this spring. Interest rates are still low and there are great deals to be had on homes. It’s about time buyers recognized the fact that this extraordinary market is not going to last forever and with the economy improving I think they are starting to see that. Fact is, people still need somewhere to live and home ownership just simply beats renting. (I know I’m somewhat biased considering what I do for a living, but I’ve moved a lot and know quite a bit about both and there’s just nothing like owning your own place!)
My next chart shows how the average price is trending in North Liberty. We have some very encouraging data here with average home prices in North Liberty steady or rising through the board.
