The mid year numbers are in and it’s time to take a look at home sales in Coralville for the first half of 2014. The real estate market in Coralville was hot in the spring selling season and yet home sales are down for the year. 155 homes sold from January – June 2014 compared to 189 in 2013. The explanation for that must be that we simply didn’t have enough choices for buyers when they were out in force looking to buy a house.
The chart below shows more information on how the Coralville real estate market is trending. The contract to listing ratio is lower and the absorption rate / days on market is up. These data points are both an indication that the market in Coralville is a little quieter right now that it has been. It could be vacation related or simply that buyers aren’t finding the right house in a market that’s still low on inventory, especially in the lower and mid range price points.
