In the last couple of weeks I’ve been looking at housing trends in the main areas I cover – Iowa City, Coralville and North Liberty. Today I decided I should really take a look at the real estate market in Tiffin, a small community just a 10 minute drive for me from Coralville that I know is growing fast. Tiffin is home to the Clear Creek Amana School District making it popular with families with children looking for a more rural setting.
Below are charts that shows real estate market trends in Tiffin over the last five years. As you can see both 2012 and 2013 show good growth in Tiffin with home sales in 2013 up 35% compared to 2012. The overall trend unsurprisingly looks similar to other communities in the Iowa City area and shows the low points of the downturn were in 2010 and 2011. Surprisingly home prices shot up in 2011 and when you look at the lower chart you can see why that was – LOTS more Single family Homes sold in Tiffin in 2011 and they are typically higher priced than zero lots or condos. Add to that the fact that the Tiffin real estate market, just like North Liberty is driven by new construction you can see why home prices would rise.

My motivation behind looking at the five year real estate market trends in the communities I cover is to show buyers and sellers in the Iowa City area just how good the real estate market is looking as we head into 2014. The trend could not be clearer in Tiffin – 2013 was a great year – 2014 will be even better!
If you’re a seller in Tiffin now is the time to get your home listed. There’s plenty of buyer activity and as long as you stick to the basic fundamentals of listing a home. a) You prepare your home properly for sale, b) You price it in line with the market and c) your agent makes sure your listing gets seen by lots of buyers with a stellar marketing plan, you can be optimistic about your chances of getting a quick offer!
