Coralville is Iowa City’s popular neighbor. Many folks end up living here after first looking at Iowa City and deciding something a little less “in the thick of things” would be more suitable. I’m talking about myself and quite a few of the buyers I’ve worked with when I say that. I relocated from Europe to Coralville in 2000. Although we were focused on Iowa City and the UI, we ultimately decided Coralville was a better fit for our needs with it’s rolling hills and a good sense of space. Of course much has changed in the last 20+ years, but the sense of space remains. Coralville offers homes in all shapes and sizes for home buyers who want the advantages of living close to Iowa City, without actually living there.
The Iowa River Landing Development is the probably the most recognized new development in the area in recent years. The expansion of 1st Ave is proof that the increase in traffic due to the UI Health Care Center and all the businesses that have sprung up around Iowa River Landing has necessitated some big changes.
As much as it’s grown over the last 20 years, developers are still finding pockets of land to build on in the heart of Coralville, so along with the more established neighborhoods, you will find a good choice of new construction homes conveniently located. It will of course depend on your lifestyle which style of home and neighborhood will be a good fit for you.
Are you looking for an easy commute to downtown Iowa City, or to the UI Hospitals? Maybe you have children and want to be close to a particular elementary school? Perhaps you’re downsizing and looking for a home or condo that’s close to the amenities you need without being “in the thick of it.” Past clients have been as impressed as I was back when I relocated here with the rolling hills and that sense of space I mentioned earlier. There are A LOT of Zero Lot Style Homes in Coralville. Since I do like to point out pros and cons, I do need to mention that Coralville can’t compete with Iowa City when it comes to Historic Homes. That isn’t to say there aren’t any historic homes here, but they are few and far between.
