It’s been a while since I posted any updates on the Iowa City area real estate market. Partly because it became redundant when houses were flying off the shelves and partly because once you get out of a routine it’s hard to pick it up again. For a while I’ve been trying to figure out how best to present the data and since I’m dragging my heels on that, I decided that giving you the raw data is the most sensible option while I decide on a more creative way to present it.

41 Homes Sold in Iowa City in the first ten days of May compared to 40 homes sold in the same time frame in 2024. That brings the total to 276 Homes Sold so far in 2025 compared to 260 Homes sold in the same time frame in 2024. This is according to data pulled from the Iowa City Area MLS today. If a home wasn’t listed on the Iowa City MLS it won’t show up in my data.
It’s not going to surprise anyone reading this to learn that data on home sales in Iowa City is mixed as the spring market takes off. January through March home sales were up. Interest rates were lower, so that probably helped. April saw a decline in home sales compared to last year. The first week of May is shaping up to look like the start of a good month. The good news is that the Iowa City area real estate market is very resilient. We have a very transient town, (and I’m including Coralville, North Liberty and even Tiffin in that comment). All of these areas profit from being part of a college community with the UIOWA and UI Hospitals. Every year there is a lot of movement in the spring months with new students and faculty trading spaces with those who have finished their term in the area. There’s no reason to expect Spring 2025 to be any different than any other year for the Iowa City area real estate market.
What’s the Takeaway for You?
- Sellers: Buyer activity is always good in Spring in the Iowa City area. Prices are holding steady with a rise of 0.9% in the first quarter. This is a really good to time to give me a call!
- Buyers: Stay alert — there’s a lot of buyer activity and that means competition for you, particularly in the lower price ranges. A good agent is an important ally and it makes a lot of sense to choose an agent before picking a house or condo!
- Investors: With a strong rental market, Iowa City offers great opportunities for Investors.
