Do you have a home in the Iowa City area that didn’t sell this year? You’ll probably want to list your home again in the New Year, but of course you want to be sure that it sells next time round. How do you go about doing that?

c) You hire a Realtor to do a bang up marketing job to get it sold!
Did you do all of that last time? You probably thought you did, but if you’re here now at year end with an expired listing there’s a better than good chance that somewhere along the line a step got missed. This is the time to go in there and review exactly what that step might be.

The two things I’d like to bring special attention to are the buyer feedback you got when your home was first listed and the marketing plan.
Even though you may have disagreed with the buyers who viewed your home and gave picky feedback. Keep in mind that if it was a recurring topic, it’s likely it will continue to haunt you when you list your house again. If it was something to do with a lack of updates, then you probably need to adjust the price to compensate for that. Even if you live in a 5 year old home in pristine condition, chances are you’re competing with new construction and tastes change in 5 years. Maybe when your home was built white was the color of choice for the walls and carpet the chosen floor covering. White is now out and laminate flooring is in. What are you going to do? Paint the walls and change the flooring? Probably not. There’s only one thing left to do and that’s to adjust the price.
Now onto the marketing plan. It’s not enough anymore to just have your house listed on the Iowa City Area MLS. 94% of the buyers are online and they have a sea of homes to choose from – And they will click away from a listing in a heartbeat.
